Terms & Conditions

Effective January 2025

1. Reservations

Reservations are confirmed only upon full payment completion through our online platform. Availability is not guaranteed until a confirmation email with a reservation number is received.

2. Rates & Taxes

All rates are in Mexican Pesos (MXN). Displayed prices exclude:

16% IVA (VAT)
6% Lodging Tax
$6 USD Environmental Fee (charged at current exchange rate)

The total amount including taxes is shown before payment.

3. Cancellation Policy

ALL RESERVATIONS ARE NON-REFUNDABLE.

No-show reservations receive no refund.
Date change requests must be submitted at least 30 days before arrival and are subject to availability.
No changes are allowed within 30 days of arrival.

4. Security Deposit

A cash security deposit is required at check-in:

Junior Suite: $200 USD
Master Suite: $500 USD
Penthouse: $500 USD

The deposit is fully refundable at check-out if the apartment is returned in the same condition. The Controller reserves the right to withhold part or all of the deposit in case of damages.

5. Check-in & Check-out

Check-in: from 3:00 PM
Check-out: by 12:00 PM
Guests must register at the complex front desk and sign house rules.
An identification wristband is required at all times during the stay.

6. House Rules

No smoking on premises.
No pets allowed.
No parties, events, or BBQ grills.
No hanging clothes on railings.
Quiet hours must be respected.
Rule violations may result in fines starting at $200 USD and/or immediate cancellation without refund.

7. Minimum Stay

A minimum of 3 nights is required during Premium Season (December 22 – January 4).

8. Minors

Children are defined as guests aged 0–11 years. Guests aged 12 and older are counted as adults for the purposes of the apartment's maximum occupancy.

9. Invoicing

Tax invoices (facturas) will be issued within 3 business days of payment to the email address provided. Once issued, invoices cannot be modified in accordance with applicable Mexican tax regulations.
